
DESIGN
1/ ConceptualUnderstanding how a building interacts with the building site has always been a staple of Lake|Flato's work. The first step is site analysis discussions and initial room configurations based on the owner's requirements.
2/ Schematic
After evaluating the site and finalizing programmatic needs, the design process focuses on configuration of modular rooms, material selections, porches, and other outdoor spaces on the site. Design recommendations and a preliminary project budget are presented.
3/ Construction Documents
Based on design and budget approval, construction documents are finalized for both the factory and on-site construction. Energy models are developed to forecast energy savings features. A dedication to the principles of sustainable design and LEED certification is a primary goal.
CONSTRUCTION
4/ Site and FactoryAfter permits are obtained, site preparation and factory-constructed rooms occur simultaneously. This represents a significant time savings benefit.
5/ Room Delivery
Upon completion of the factory constructed rooms, they are transported and positioned on site. The rooms are “weather tight” for completion of final interior and exterior finishes.
6/ Completion
The final step involves site built elements, installation of roof surfaces, porches and outdoor rooms, utilities, and landscaping.
